About Charles P. Laginestra
Senior Vice President at CBRE, NYC Commercial Office Market Authority, Commercial Real Estate Strategist, and Trusted Advocate for Tenants and Landlords Across Manhattan.
Charles is a commercial real estate executive with deep expertise in the New York City office market. He has represented both tenants and landlords at the highest level, closing transactions that have shaped some of the most significant office portfolios in Manhattan. Today, as Senior Vice President at CBRE, he brings that experience to bear for clients who need more than a broker. They need someone who knows this market from every angle and will fight hard to protect their interests at every stage.
Closing Deals That Define the NYC Office Market
Charles P. Laginestra brings a rare combination of transactional depth and strategic clarity to every engagement he takes on. Over the course of his career, he has closed more than 200 commercial real estate transactions totaling over 5 million square feet, generating more than $3 billion in aggregate cash flow for the portfolios he has led. His work at Fisher Brothers stands as a defining chapter, where he leased over 62% of the firm’s holdings, brought occupancy to 97%, and completed the largest office relocation deal in the nation between 2020 and 2023 for Paul Weiss.
Charles approaches every deal with the same intensity, whether representing a global law firm or a growing company establishing its first presence in Manhattan. He understands the mechanics of lease economics, the psychology of negotiation, and the market intelligence that separates good outcomes from exceptional ones. His clients trust him not just because of his track record, but because of how relentlessly he advocates for their interests at every stage of a transaction.
Advising Businesses and Owners on What Comes Next
Charles P. Laginestra has spent his career working on both sides of the commercial real estate table, giving him a perspective that is genuinely rare in the market. He understands what tenants need because he has fought hard for them. He understands what landlords need because he has led leasing operations at scale, driven occupancy strategies across millions of square feet, and delivered the results that define high-performing portfolios.
That dual fluency makes him a trusted advisor not just in transactions, but in the conversations that happen before and after the deal. Whether a business is reconsidering its footprint, a landlord is repositioning an asset, or an investor is evaluating commercial real estate exposure in New York City, Charles brings the kind of grounded, market-tested perspective that moves decisions forward. His counsel is direct, his analysis is rigorous, and his commitment to the people he works with is unwavering.
